  1. Initial Property Inspection
    1. List of maintenance issues

    3. Estimated repair costs, if requested
  2. Market Rental Survey
    1. Initial Market Rent Assessment
    2. Yearly Market Rent Assessment
  3. Free On-Line Advertisements
  4. Printed Advertisements, if requested (fee required)
  5. Respond to all emails and/or calls
  6. Schedule appointments with prospected tenant(s)
  7. Meet with prospected tenant(s)
  8. Review rental application(s)
  9. Screen potential tenant(s)
  10. Credit Check on each occupant over age 18  ***Credit check will list any prior evictions
  11. Check potential tenant(s) references (phone calls, letters, emails, faxes)
  12. Select most qualified tenant(s) 
  13. Meet with tenant(s) to sign Lease Agreement
    1. Provide State of California required forms and disclosures
  14. Facilitate Move In Process
    1. Collect Move-In Monies
      1. Security Deposit
      2. Pet Deposit (if applicable)
      3. First Month Rate or 30-day Pro-rations (if applicable)
    2. Complete Move In Inspection
    3. New Resident Orientation
      1. Move-In Package
        1. Tenant Handbook
        2. HOA Rules and Regulations (if applicable)
        3. US Postal Office Mailing Address Change
        4. House Keys, Mailbox Keys, Garage Openers, Parking Passes
      2. Follow Up Guaranteed within 7-10 day after move-in
  15. Facilitate Move Out Process
    1. Pre Move Out Inspection (15 days prior to move out)
    2. Complete Move Out Inspection
    3. Assess any repairs
    4. Collect all house, mail keys and remotes
    5. Refund Tenants Security Deposit
  16. Maintenance Responsibilities
    1. Handle all emergency calls
    2. Handle all maintenance calls
    3. Get estimated cost of repair(s)
    4. Oversee all maintenance preformed on property
  17. Owner Monthly Statements
    1. Send detailed monthly & year-end accounting statements
    2. Pay monthly bills on property, if applicable
    3. Send Owners Distribution Check, if applicable
  18. Legal Actions (If Applicable)
    1. Issue 3-Day Pay or Quit Thirty Day Notice to Quit
    2. Issue 30-Day Notice to Quit
    3. Issue Declaration of Service
    4. Unlawful Detainer Action ****Attorney must be contacted at this point
